Poor Pics Sink a Listing!

Buyers judge a home based on the first thing they see and that is photos.  If your listing photos aren’t great, buyers keep swiping to the next listing and don’t even go see your home.  We now say that the first ‘showing’ of your home is online, if the photos don’t grab the excitement of buyers, it’s hard to make up for a poor first impression.

Who REALLY decides how much a home sells for?

You might guess the seller or the listing agent or even an appraiser but its actually, drumroll, please… Buyers!  Even some realtors don’t understand this but you will have the inside scoop in a moment.

Sellers and their listing agent decide what price to list a home for, but then what happens?  If it happens to be underpriced, buyers flock to the home and push the price up with multiple offers.  If it is overpriced, buyers sit on the fence until the price comes down or they come in with a lower offer.

That’s why we can say with certainty that buyers determine prices.  That’s not to say we don’t work very hard to come up with a good list price for your home and create a marketing strategy to do so, but sorry to say, buyers will determine what it sells for.
